CDD Meeting Highlights – August 9, 2017

The Board discussed landscaping issues in the community. It was noted that there have been a variety of repetitive landscape issues / deficiencies this summer which WLP’s landscape vendor has been slow in correcting. These issues have been documented and discussed with the vendor, and over the past couple of weeks there have been additional landscaping crew in the community working to rectify the issues. Tish Dobson, Lodge Manager, is monitoring the situation. Any residents with landscape issues should notify the Lodge. The Board will reassess the situation at the September meeting.

The Board approved a 1 year contract extension with Rizzetta & Company. Rizzetta provides WLP with district management services (required by Florida state law), amenity management services, and landscape inspection/oversight services.

The Board discussed the condition of the front entrance road pavers, their continued deterioration, and the problems with trying to continually maintain them. Vendor presentations and preliminary proposals to replace them with asphalt and/or stamped concrete are expected at the September Board meeting.

The Board approved the purchase of a portable radar speed sign that will be utilized in various locations in the community. In addition, WLP continues to hire off-duty Pasco County Sheriffs to patrol and ticket. As a reminder to all residents, speeding continues to be a problem so please slow down!

The Board approved the contract to repaint the interior of the Fitness Center building. The building will remain open throughout the process, though various sections will be closed as they are being painted. The Lodge will send regular e-blasts notifying residents when certain areas will be unavailable for use.

The Board reviewed the present equipment configuration in the gym and two proposals for some replacement equipment. However, at this time all equipment is operational so no immediate replacements are planned.

The Board reviewed a proposal to upgrade the security camera/DVR system at the Lodge. The present system is at full capacity and extremely old and difficult to maintain. Two other proposals will be obtained prior to the Board making a final decision.

The Board reviewed a surge protection proposal for the card access system that was recently hit by lightning. Two other proposals will be obtained prior to the Board making a final decision.

The Board reviewed a proposal to repaint the 4 entry pergolas at the front and back entrances. One more proposal will be obtained prior to the Board making a final decision.

The Board approved the final budget for the 2017-2018 fiscal year that begins on October 1, 2017. There are no increases to CDD assessments. The meeting schedule for the next fiscal year was approved and will be posted on the CDD website.

On behalf of the residents of WLP, the Board extended everyone’s appreciation to our Lodge Manager, Tish Dobson, for all the extra time she has put in this summer. It has been difficult to find & hire an Event Coordinator, and as a result Tish has been doing double-duty as both Lodge Manager and Event Coordinator. Tish’s dedication and commitment to her job really make a difference in our community and we are very fortunate to have her here.
