CDD MEETING HIGHLIGHTS

The meeting opened with Tish Dobson, Lodge Manager, reviewing storm preparation and procedures. WLP has a detailed set of procedures that we begin to implement several days prior to a storm event.
Mr. Haygood, of Haygood Painting, Inc., reviewed his proposal for cleaning, repairing, and painting the four wood and stucco pergola structures at the front and back entrances. Haygood Painting is the company that has been doing the work in the Fitness Center. We have been very pleased with their professionalism and quality of the work. The Board approved the proposal. Weather permitting, we hope to see the work begin within the next 30 days.
The Board reviewed a proposal from Concrete Cleaning and Parking Lot Striping. This is the vendor that does our sidewalk and curb pressure washing in the areas that front District owned property. The proposal incorporates an additional 12 areas of sidewalks and curbs into the pressure washing, sealing, and maintenance program. The Board approved the proposal.
The Board discussed whether there was a need to place barriers between wetland/conservation areas and some of the open play and park areas throughout Wilderness. It was the consensus of the Board that this was not necessary as there are generally large, grassy areas separating conservation from play areas. Parents are encouraged to supervise their children and keep them out of the conservation areas.
Ms. Dobson reviewed the progress on receiving proposals to replace the front entrance pavers with asphalt. Three proposals have been received. The Board is considering replacing the road pavers with asphalt due to the cost and difficulty in maintaining the pavers. The Board directed that the District Engineer from Stantec review the specifications and proposals for compliance with county road standards. The Board expects a report from the District Engineer at the October CDD meeting.
The Board reviewed the progress that is being made by Sunrise Landscape to get caught up on some of the maintenance issues in the community. While progress is being made (in particular, the palm trees throughout WLP are in the process of being trimmed), the Board is still concerned about the rate at which the work is being done. Ms. Dobson and Board member Beth Edwards will begin work on reviewing/rewriting WLP’s landscape specification/contract. It was noted by Clif Fischer, Rizzetta District Manager, that landscape vendor issues are a recurring problem that Rizzetta is seeing in all Districts, from all landscape vendors. No formal action was taken by the Board at this time.
The Board approved the property insurance policy for the upcoming fiscal year beginning October 1, 2017. The Board requested Rizzetta schedule a presentation from Egis Insurance & Risk Advisors, WLP’s insurance vendor, to review the policy in greater detail with the Board.
Ms. Dobson and Mr. Fischer reviewed the water leak in the Lodge. It appears the leak may relate to the chimney. Both chimneys, main Lodge and Activity Center, are being inspected.
Mr. Fischer informed the Board that Rizzetta is implementing some staff changes and September was his last meeting as WLP’s District Manager. Beginning in October, Matthew Huber will be WLP’s District Manager. Mr. Huber has been with Rizzetta since 2006 and is also Rizzetta’s West Coast Regional Manager.
The next CDD meeting is October 4th, at 9:30 AM, in the Activity Center.
